Ceiling repair in Orlando
Not every ceiling needs to come down to bare drywall. A leak stain, a cracked seam, a sagging section or a patch where popcorn fell off can often be fixed on its own.

Common ceiling problems
- Water stains from a roof leak, an air conditioner drain line or a bathroom upstairs
- Drywall that sags or feels soft after a leak
- Cracks along taped seams
- Nail or screw heads pushing through the surface
- A section of popcorn that fell or was knocked loose during other work
- Holes left from old light fixtures, ceiling fans or smoke detectors
Fix the leak first
A stain or a sag is a symptom. Before any drywall work, the source has to be found and fixed, whether that's the roof, the air handler's condensate line or plumbing above. Wet drywall should dry out completely, or be cut out and replaced, before it's patched and painted.
A ceiling that is sagging from the weight of water can come down. Keep people and pets out from under it until it's been looked at.
Patching a popcorn ceiling
Matching old popcorn is hard. New texture can be sprayed or rolled on, but it rarely blends with decades-old popcorn, especially if the ceiling has been painted. When a patch would be large or in plain sight, taking the popcorn off the whole room is often the cleaner fix.
If the popcorn hasn't been tested, test it before cutting out or patching a section. See asbestos testing.
Insurance claims
If the damage came from a sudden leak, your homeowners policy may cover part of the repair. Take photos before anything is cleaned up or cut out, and ask for an itemized estimate you can send to the insurer.
Questions people ask
Can a stained popcorn ceiling just be painted?
A stain-blocking primer can cover an old, dry stain once the leak is fixed. Rolling paint onto popcorn can pull loose texture down, and paint makes later removal harder, so a spray application is the usual approach.
Should I repair or remove the whole ceiling?
If the damage is small and the rest of the ceiling is in good shape, repair it. If you were planning to remove the popcorn anyway, doing it now saves paying for a patch that will be scraped off later.
